Welcome to the Fort Monroe Federal Area Development Authority

Old Point Comfort is home to the Fort Monroe Historic National Landmark District. It is located on a barrier spit at Hampton Roads Harbor and the southern end of Chesapeake Bay where the Old Point Comfort lighthouse has been welcoming ships since 1802.

The 570 acre site includes the largest stone fort ever built by the United States. It consists of seven fronts and covers approximately 63 acres of ground and is surrounded by a water filled moat.

The Fort Monroe Federal Area Development Authority is the official "Local Development Authority" recognized by the Department of Defense. Fort Monroe FADA is a political subdivision of the state. FMFADA will receive the property for the Commonwealth of Virginia because it is slated for closure by the U.S. Army under the Base Realignment and Closure (BRAC) Commission of 2005.

What will happen in the future?

On September 15, 2011 the Fort Monroe FADA, a political sub-division of the Commonwealth of Virginia, will assume management responsibility for Fort Monroe at Old Point Comfort and operate the 565-acre site for the benefit of the state and its citizens.

The FMFADA will be responsible for the preservation, renovation and/or redevelopment of nearly 2 million square feet of existing buildings, facilities, grounds and features that make up the National Historic Landmark District. The Authority will serve as the "Master Developer" of Fort Monroe, contracting with third party service providers, developers and operators to assist in transforming an active military base into a vibrant small city. The Commonwealth will retain title to all property, and will execute short term and then long term leases in a program that will begin in 2011.

The adaptive reuse of historic property offers the advantage of national and state preservation tax credits for long-term lease agreements of 50 years or more. The Fort Monroe FADA is also evaluating potential private sector partnerships for construction of a mixed use neighborhood in the North End section of Fort Monroe. Educational and recreational programs for the public will be an important part of Fort Monroe’s future use, Plans call for a visitor’s center, organized educational and recreational programs, continuation of the 332 slip marina, and access to the three miles of beaches on the Chesapeake Bay. Nearly 40% of the site will be reserved for public enjoyment.
